Where To Stay In Lake Como: Nine Bases Compared

This is the cost difference that no where-to-stay page prints, and on a family trip it is worth more than most room-rate haggling. Two comuni switch the tax off for the winter, one caps the charge at four nights while the others cap it at seven, and one publishes no cap at all.

What that adds up to

Take two adults and five nights in a three-star. In Como the bill is €30 in tax, because the fourth night is the last one charged. In Varenna it is €30 too, but a seventh night would keep charging. In Lecco the same five nights come to €25. In Bellagio in January it comes to nothing, because the comune charges nothing from 1 December to the end of February. Nobody is choosing a base for €5, but knowing which nights are charged is worth the ten seconds it takes to read the row.

Exemptions differ as well. Varenna exempts children under 7 and charges a maximum of four members of a family group; Como exempts residents, students under 26 enrolled at Como universities, one companion per hospital patient, and Protezione Civile volunteers during emergencies. Bellagio and Tremezzina exempt youth hostels outright. In every case the accommodation collects the tax and keeps the signed declaration; you pay it at the property, usually in cash, and it is not in the room rate you booked.

The three that took the longest to pin down

Cernobbio, Colico and Brunate all publish rates, and all three are worth knowing before you book. Cernobbio is the most expensive night on the lake at the top of its scale: $8.16 (€7.00) at a five-star or five-star luxury against the $5.83 (€5.00) that every other comune here tops out at, with $3.50 (€3.00) for a B&B or flat, a seven-night cap and nothing charged in January, February or March. Colico is the cheapest, $1.75 (€1.50) for three to five stars and $1.17 (€1.00) for almost everything else, capped at fifteen nights with under-16s exempt.

Brunate sits in between at $3.50 (€3.00) for one to three stars and for a B&B, with the same fifteen-night cap and under-14s exempt. On a fortnight, that cap is worth more than the rate.

By train from Milan

Only two corridors reach the lake. Milano Centrale to Varenna-Esino-Perledo is 72 km, about 64 minutes with no change, roughly 16 trains a day, at $8.97 (€7.70) on the current kilometre band. Milano Cadorna to Como Lago is 46 km, about 60 minutes, $6.29 (€5.40), about 34 services a day, and puts you on the lakefront beside the piers.

Milano Centrale to Como San Giovanni is 40 minutes, but the station sits up the hill, about 15 minutes' walk from the water. If you are arriving by rail with luggage, those three facts settle the question: Varenna or Como.

By car, and the four different ZTLs

Four of the five towns visitors drive to run a ZTL, and each comune writes its own. Varenna's is permanent, 24 hours a day, seven days a week, with one gate in Piazza San Giorgio. Bellagio runs three separate zones and its 2026 hours are far longer than the ones older guides quote: the Borgo ZTL is active every day from 1 April to 31 October, 00:00 to 05:00 and 09:40 to midnight.

Menaggio needs a permit Monday to Saturday 00:00 to 10:00, 12:00 to 16:00 and 18:00 to midnight, which means the zone is open in the middle of a weekday and shut on a holiday morning. Como's zone covers the whole walled town and publishes hours per permit category rather than one window. Tremezzina publishes no ZTL at all.

That last line is the one drivers should act on.

By boat, staying centre-lake

If your days are going to be Bellagio, Varenna and Menaggio, sleep in one of them and buy a day pass at $20.40 (€17.50) for the stretch-3 triangle. The three towns are 15 minutes apart on the car ferry and $6.41 (€5.50) a leg, and only these four ports take a vehicle at all.

By air

Nothing on this lake has a published airport transfer tariff that we could verify, which is itself worth knowing before you book a transfer at a fixed price. The rail and coach combinations are set out on airport to Lake Como, and Milan to Lake Como covers the city end.

Lecco is the transparent one. Its municipal company LineeLecco publishes 2026 zone tariffs: zone C1, beside the central limited-traffic zone, is €2.00 an hour on the street, €1.00 an hour in a structure and €14.00 for a day, enforced 08:00 to midnight; zone C2 is €1.50, €0.75 and €12.00, enforced to 20:00; zone D is €1.00, €0.50 and €10.00 to 17:00; and the outer zone E is €0.50 an hour and €2.00 a day. In high season, 1 April to 31 October, C1 and C2 are paid until midnight; in low season only until 20:00.

Como publishes tariffs, but not one tariff: the comune's concessionaire operates seven distinct structures across 219 parking meters, so there is no single Como price to quote and the meter itself is the source.

Bellagio, Varenna, Menaggio and Tremezzina publish no visitor parking tariff at all. Bellagio's parking page offers permit forms only, resident, motorcycle, disabled badge and driveway; Menaggio publishes a residents' annual permit at €30.00 and nothing else; Varenna publishes only the permit route with its €16.00 stamp duty; Tremezzina names car parks near Villa del Balbianello without a price. Every per-hour figure for those four towns circulating online traces back to blogs, and none of it appears here.

The practical consequence: if you are driving, ask the property whether it has parking and what it costs, in writing, before you book. On this lake that is not an optional question.

The centre-lake triangle is unusually well served late, because the car ferry keeps running long after the ordinary boat has stopped. On the autumn 2026 weekday sheet the last Bellagio to Varenna crossing is at 22:00 and the last Cadenabbia to Bellagio at 22:55, with first departures at 06:05 and 05:50. Menaggio to Varenna is the tighter one, last at 20:10, which is a real constraint if you are sleeping in Varenna and eating in Menaggio.

Outside the triangle, evenings are local. Como has the most of them: it is a city of 83,035 people with the lake's only funicular, running to Brunate 689 m above the town. Lecco, with 47,326 residents, is the other place where the evening does not depend on tourism at all. In the villages, dinner is what there is, which is the point of staying in one.

A note on Brunate, since it is a base people consider for the view: there is no pier and never was one, so the funicular and the road are the only ways up. The hours are published by ATM rather than by the funicular itself: every day, 06:00 to midnight, with the last car at 00:00, which is early enough to shape an evening. The fare sheet in force is headed Tariffe dal 01/09/2026 and prices a single at €3.70 and a return at €7.40.

And Laglio, the village visitors ask about most because of the Clooney house, is not a base at all in boat terms: it appears in neither the summer nor the autumn 2026 timetable. Staying there means driving or being driven, every time.

A useful room-rate band has to be a reading: a named date, a named party, a named class of room, taken from a live search on a stated day. We have no such reading for this lake, so anything printed here would be a copy of somebody else's number or an invention, and both age badly. Rates on Lake Como move more than most: the season runs roughly from the villa openings in late March to their closures in November, August is the peak, and the same room in February is a different product.

What you can price exactly, before booking, are the fixed costs around the room. The tourist tax is in the table above and is charged per person per night, at the property. A day on the boat is $20.40 (€17.50) for the centre-lake triangle or $34.40 (€29.50) for a pass reaching Como. A villa gate runs $8.16 (€7.00) to $29.10 (€25.00). Parking, where it is published at all, is €10 to €14 a day. Those are the numbers that make a week here expensive or reasonable, and they are all knowable in advance. The rest is on Lake Como costs.

One booking rule that does hold across the lake: rooms in Bellagio and Varenna in July and August go early, because both villages are small. Varenna has 646 residents. There is not much of it.
